What Is a Full House Rewire?
A full house rewire involves replacing all of the electrical wiring, sockets, switches, and in most cases, the consumer unit (fuse box) throughout your property. The aim is to bring your home’s electrical installation up to current UK standards (BS 7671 / IET 18th Edition Wiring Regulations), ensuring it is safe, compliant, and capable of handling modern electrical demand.
Most properties built more than 25–30 years ago that have not had significant electrical work will benefit from rewiring. Homes with original rubber-insulated, fabric-sheathed, or aluminium wiring carry a genuine fire and shock risk and may fail a buyer’s survey or insurance inspection.
Signs Your Home May Need Rewiring
- Frequently tripping circuit breakers or fuses
- Flickering or dimming lights with no obvious cause
- Burning smells or scorch marks near sockets and switches
- Sockets or switches that feel warm to the touch
- Visible old fabric-covered or rubber wiring (often found in lofts or under floorboards)
- Round-pin plug sockets anywhere in the property
- Very few sockets per room, requiring constant use of extension leads
If you recognise any of the above, contact KFord Electrical for a free assessment. For independent safety information, visit Electrical Safety First.
What Is an EICR (Electrical Installation Condition Report)?
An EICR is a formal inspection and test of your home’s entire electrical installation, carried out by a qualified electrician. The report identifies any damage, deterioration, defects, or departures from current safety standards, classifying findings by urgency:
- C1 (Danger present) – Immediate action required
- C2 (Potentially dangerous) – Urgent remedial work needed
- C3 (Improvement recommended) – Not immediately unsafe but advisable
- FI (Further investigation) – Further investigation required before classification
When Do You Need an EICR?
- Buying or selling a property – many mortgage lenders now require a valid EICR
- Rental properties – landlords are legally required to hold a valid EICR (every 5 years or change of tenancy)
- Every 10 years for owner-occupied homes (or every 5 years for high-risk installations)
- After major building or renovation work
- If you have any concerns about the safety of your electrics
